In design, there are many factors to be considered & acted upon to achieve outstanding results. These factors will influence the direction & extent of the finished product.

Although not conclusive, we have compiled a list of these basic factors.

Project Budget
No matter what your budget, we all want value for money. Through good design principles, construction awareness & minimized engineering costs, our fees are often saved many times over. We strive to be the best value for your money.

Site Characteristics
The size, shape, slope, aspect & view of your block will naturally have a major impact on your design. However, other factors may include neighbouring buildings & also underground services

Council Regulations
Council Regulations are as varied as they are colours in the universe. We research & appraise each allotment on their own merits. Typically, regulations will stipulate building setbacks from boundaries, maximum building heights & size.

Building Covenants
Most new housing estates have building covenants. These covenants are over & above council regulations. They specify a minimum standard must be achieved within the estate, usually involving building materials, building & roof forms & profiles.

These are what makes up your design brief. Your wish list of what you would like to achieve, capturing the perfect design for now & in the future.

Additional Services
We’re happy to recommend or organize required surveys, soil testing and engineering through highly credible companies we’ve come to trust.

Building Certification and Approvals
Taylor’d Distinction are experienced in all aspects of certification and compliance. We will lodge plans and documentation for building approval, acting on your behalf to ensure your design meets council certification and compliance.

Selection of Builder
Choose a builder that has built houses of similar style, materials & construction methods. It is important that the builder is prepared to listen & work as a team with you.

We don’t recommend any particular builder, however, through our years in the industry, we have become acquainted with quality builders we trust and are happy to recommend them without recompense.
